What a Business Owner’s Policy Covers and Leaves Out

A business owner’s policy (BOP) bundles commercial property and general liability coverage

Commercial property coverage protects the building, when the business owns it, and the contents, including equipment, inventory, fixtures and furnishings. Paired with it, general liability responds to third-party injury and property damage claims, from a customer hurt on the premises to damage the business causes at a job site. The typical bundle adds business interruption coverage, which replaces income while a covered loss keeps the business closed and can carry continuing expenses through the shutdown. Limits, exclusions and included features differ from carrier to carrier.

A BOP excludes workers’ compensation, commercial auto and professional liability

Once a business takes on its first employee, workers’ compensation enters the program as a separate, state-regulated policy. Commercial auto is its own policy. A personal auto policy can cover some incidental business use, but a vehicle used primarily for business, or owned by the business, belongs under commercial auto. Professional liability, also called errors and omissions coverage, responds to claims about advice or services and is a separate purchase. Of the three coverages in the bundle, business interruption is the one an owner has to estimate. The coverage replaces income the business loses while a covered property loss keeps it from operating, and it can carry continuing expenses such as rent and payroll through the closure. Sizing it means putting the operation’s own numbers on the table, from monthly revenue and fixed expenses to how long a rebuild or repair would realistically take at that location.
